Do I need insurance for my unit?
While the Association carries a significant amount of coverage for its buildings and property, it's unlikely to be all you need.
Purchase of coverage for unit upgrades, personal property, liability, and alternative living (in case of serious damage to your unit) should be considered.

When is the garbage picked up?
Usually it's picked up early Friday morning unless there was a holiday during the week in which case garbage pickup is on Saturday. You may put your trash bags out the night before pickup.
What about throwing out large items?
Please contact Tringali Sanitation at (248) 585-9120 for assistance if you have an excessive amount of trash to be thrown out or if some of the items are large (furniture, mattresses, appliances, heavy televisions, etc.).

What options do I have for television service?
Some of the buildings are still wired for a common antenna located in the building attic. If there are outlets for the antenna in your unit and the system is still working properly, you may pick up local channels at no charge by connecting to the building antenna. Optional service is offered by Comcast, WOW, and AT&T. You may also have dish type satellite service if an acceptable location for the dish antenna is available on your building. It's important you contact a board member for assistance prior to installation of an outside dish or antenna.

How many parking spots can I use?
Each unit is allocated two parking spots with the garage being one and the other is a lettered spot behind your garage. Parking spots marked Guest are to be used for that purpose. They are not to be used for resident parking.
I park a car in my designated spot. How do I get my parking space cleared when it snows?
We recommend that once the street has been cleared, move your car and park it in the street. This will allow the snow removal company access to clear your spot either before they leave or during a return trip.
My mailbox key doesn't work. What can I do?
Some people have reported success by spraying a little WD40 or silicone spray on the key or inside the lock. Once opened, spraying a silicone lubricant on the exposed lock mechanism has proven to be successful in keeping the lock working better. If you are unable to open your mailbox or you've lost your keys, you may contact the post office to have the lock replaced along with new keys. Currently, there is a $20 charge for this service.
How are the electric refunds calculated?
A large security light at one of the buildings is metered while at another building a sump pump is metered. The association is billed separately for the light and for the pump. Once a year, the annual usage for each is calculated and an amount is calculated by multiplying that usage by the current electric rate. The refund for the small electric light is computed based on the difference in wattage of its bulb as compared to the wattage of the large security light.

I want to paint my door. Are any specifications available for the various colors used on units?
Yes, Sherwin Williams paint specs are as follows:
DARK GREEN = SW 2259 (A100 EXTERIOR GLOSS)
LIGHT BLUE = SW 2268 (SUPER PAINT LATEX GLOSS)
LIGHT GREEN = SW 2225 (A100 EXTERIOR GLOSS)
BARN RED = SW 2307 (A100 EXTERIOR GLOSS - BURGANDY BASE 6106-99993)

One of my windows has condensation between the panes and the mutton strips are peeling on another. What should I do?
If you have newer windows still covered by a window manufacturer, contact the company you purchased the windows from for assistance. Otherwise, select Maintenance Request on the Association's website homepage (www.mymeadowlake.com) and fill out the Maintenance Request form. This will send the Association a request via the internet. Alternatively, you may send a note to the Association at 24678 Lake Meadow Drive. Usually window repairs are provided by the Association at no charge to the co-owner.

My storm door is damaged, is the Association responsible for the repairs?
No, while likely installed on all units, storm doors were originally an optional item offered in two different styles. They were offered with the express understanding "that neither the Developer nor the Association will be liable for damage done to your unit by a storm door; for example, wind damage or sun damage. (See Article VI, Section 3 of the Condominium Bylaws)". You may wish to contact your insurance company regarding any possible coverage.

The wind has torn my awning apart. How do I go about having it repaired or replaced?
You may wish to contact your insurance company regarding any coverage. Awnings are an option and are not the responsibility of the Association. You may find that your awnings have a label with the name of the company that provided them. While not making any particular recommendation, we are aware that the following companies have previously made repairs or replacements for some co-owners:

You may have choose to have your awning taken down. Just make sure to take the frame down too.

My garage door is not working properly. What should I do?
Contact a board member for assistance. This is often considered an emergency so contacting a board member by phone is appropriate. Don't keep using the door if there are obvious broken parts. Generally, the Association is responsible for making the necessary repairs unless the problem is with the garage door opener, in which case it's the co-owner's responsibility. Common repairs made by the Association include spring and cable replacement. If you call a company to make repairs without Association approval and the repair ends up being something the Association is normally responsible for, you will unlikely be reimbursed.
